What the fog usually means

Double- and triple-pane windows use sealed insulated glass units. When the seal fails, moisture can enter the space between panes and create haze, fogging or visible condensation that cannot be wiped from either side.

Is the whole window bad?

Not necessarily. A failed glass seal is a problem with the insulated glass unit. If the sash, frame and operating hardware are still in good condition, a glass-only replacement may restore clarity without replacing the complete window.

When glass replacement makes sense

Glass replacement can be worth considering when the frame is solid, the window still operates properly and the main issue is cracked, damaged or fogged glass.

When to look beyond the glass

If the window also has rotted framing, major air leaks, repeated hardware failures or serious alignment problems, a broader repair or full replacement may be more appropriate.

Why an inspection matters

The visible fog is only one clue. Checking the frame, sash, drainage, hardware and installation helps determine whether the glass is the isolated problem or part of a larger issue.
